To narrow the search process among various options, the following basic search criteria must be determined:
Is there a particular area in Cyprus that you prefer?
What kind of property are you looking for (apartment, penthouse, junior villa, townhouse, detached villa, or land)?
What is your budget for purchasing real estate in Cyprus?
What is the size of your house and plot? How many bedrooms and bathrooms you need?
What are your reasons for purchasing a property in Cyprus (for example, investment, relocation, family home, permanent residency, taxation, or other opportunities)?
Do you have children? Do you have pets?
Do you or any of your family members have any disabilities, conditions, or other circumstances that would necessitate special accommodations? Are stairs permitted?

When you have decided on a property and are ready to move forward with the transaction, you will pay a reservation deposit (typically 5% of the property price) and the property will be removed from the market. Simultaneously, you may retain the services of a Cyprus lawyer to assist you with the legal aspects of the transaction. Please keep in mind that you can sign a reservation contract and complete the property purchase process without visiting Cyprus.
A particular property has been reserved for a month. During that month, your lawyer will go over the property documents and the sales agreement. When you receive confirmation from the lawyer that the agreement is complete, you may sign it and proceed with the payment of the full property value or the first instalment (as per agreement). When the agreement is signed, a stamp duty is paid. The lawyer also seeks permission from the Cyprus Council of Ministers to acquire property, which is a required formality.
Following the completion of the purchase, the agreement must be registered with the District Land Department and the property entered into the Land Registry. This serves as confirmation of ownership until the owner's title is received. The Land Committee issues the property's Title Deed following an inspection of the built property. You will become a registered home owner after the Title Deed is issued. The transfer fee does not apply to new properties or land.
